CORE on the Coast is a firm established in 2020 by lifelong friends with a shared love for the beautiful Forgotten Coast and the real estate industry. Miranda Ard, Broker, has owned and operated CORE Residential Property Management and Sales with her husband, Tim Ard, since 2016. After much success in the Tallahassee area, they felt it was time to bring the same top-notch customer service to their beloved hometown in Franklin County.
Tim and Miranda knew the first step in building the best team on the coast had to start with lifelong friend, Carrie Johnson. Carrie is a local business owner with a passion for welcoming visitors and keeping them busy with activities and entertainment in the local community. She and her family own and operate The High Five Dive Bar and the High Five Adventures Paddle Boat Tours in Apalachicola. Carrie has been successfully assisting clients with their real estate transactions in the panhandle for over 5 years. For the last 2 years, she has partnered with her sister-in-law Kim, and are popularly known as the “The Johnson Team”. This dynamic duo has been tremendously successful in their respective markets, and now look forward to being the premiere agents for your Forgotten Coast real estate needs.

Miranda was born and raised in Apalachicola and will always call it home. After graduating from Apalachicola High School, she continued her education by obtaining an A.A. from Gulf Coast Community College. It was after graduating from GCCC that she moved to Tallahassee to attend Florida State University and graduated with a Bachelor’s in Business Management. While in her senior year at FSU, Miranda obtained her Florida Real Estate Sales License in 2007 and in 4 short years, successfully obtained her Florida Real Estate Brokers License.
Miranda began working in property management over 13 years ago and continues to perfect the art of short-term and long-term management. Miranda’s ambition, intelligence, work ethic, and dedication to her profession made her the perfect candidate for a position with a new company looking to establish a residential management component to their already established commercial management and sales firm. STRUCTURE Commercial Management and Sales recruited Miranda in 2012, and it was there that she found an opportunity to begin manifesting her dreams into reality. As the Broker/Director of STRUCTURE Residential Property Management, she successfully built a diversified portfolio of single-family homes, townhomes, condos, and small multifamily units consisting of over 350 doors, spread throughout Leon, Wakulla, Gadsden, and Jefferson counties.
In 2016, Miranda, with help and support of her husband, Tim Ard and her family, opened CORE Residential Property Management. CORE is an award-winning firm and leading provider for management services and sales in Tallahassee. Miranda and Tim are highly motivated to grow their family business but are mindful to never lose site of the principles and service that drive their continued success.

Tim Ard was born and raised in Geneva, Alabama and moved to Tallahassee shortly after graduating high school. Tim and Miranda met on Memorial Day weekend 2005, while standing on the beach outside The Blue Parrott, and have been together ever since. He was a member of the Army National Guard when he was deployed to Iraq in late 2005. He returned in 2006 and is now a proud Veteran of the Army National Guard. Tim Ard spent over 15 years managing different departments for a veterinarian in Tallahassee before deciding to join forces with his wife, Miranda, to open Core Property Management (CPM) in September 2016. Tim’s experience as a team leader has been vital to Core’s popularity and success. His knowledge and experience built his staff from 4 employees to a confident 8-member team during the first month of Core’s inception.
Tim’s dedication to recruiting a highly skilled Project Manager and maintenance support staff, has led Core’s maintenance team to consistently remain one of Tallahassee’s highest rated maintenance divisions, proudly boasting service ratings of 4.5 annually.
Tim has over 5 years’ experience under his belt in the Tallahassee market and he has developed a love for real estate, but it’s his passion for field management that perfectly complements his wife’s hands-on approach in the office. The collective approach ensures both Tim and Miranda are always available to support their team in all aspects of their performance. Tim is a firm believer that there is no ceiling when it comes to providing the owners and residents with the most personalized customer service. He appreciates that they have entrusted their investments, or the place they call home, to the Core family. Carrie Johnson is proud to be part of the CORE on the Coast sales team. Carrie is a local entrepreneur with her hands in several local businesses such as High Five Adventures and High Five Dive Bar. Carrie is also a local heath agent covering local businesses and their employees for the supplemental insurance needs.
With over 12 years of experience in the banking industry and experience as a former Mortgage Loan Originator, Carrie's know-how speaks to the financial side of real estate. Her experience in this field helps assist clients in fully understanding the entire transaction from start to finish.

When Carrie is not working she enjoys spending time with her family. She and her husband (Brett) have been married for almost 14 years and have two children, Averie (12) and Easton (10).

Kim Johnson’s love of the local community and extensive experience in the title industry led her to be a part of the sales team of CORE on the Coast. An Apalachicola native, Kim graduated from Apalachicola High School and went on to work in the title industry.
From 18 years of title industry experience dealing with residential and commercial transactions, 16 years as a licensed Florida Title Agent, and ample experience as a legal assistant to local legal counsel, Kim gained detailed knowledge and experience for the safe and efficient transfer of real property.
